Two common pricing models
- Fixed monthly fee: you pay the same amount every month, no matter how much the property earns. It is predictable, but you pay it in slow months too.
- Percentage of income: the manager earns only when the owner earns. The cost rises and falls with income, so interests are aligned.
Memento’s prices for short stays
Memento works on a percentage of the property’s income, with no fixed monthly fee:
- Basic: 16.9% + VAT — property presentation, booking and calendar management, guest communication.
- Premium: 29.9% + VAT — everything in Basic, plus cleaning and quality control, maintenance and emergencies, income optimization and a monthly report.
For illustration only: if a property earns 1,000 EUR in a month, the management fee before VAT is 169 EUR (Basic) or 299 EUR (Premium).
What affects what the owner keeps
Income and expenses vary by location, property condition, season and pricing strategy. So the right comparison is not just the percentage, but also what is included.
What to ask before you decide
- What is included in the percentage and what is billed separately?
- Is there a fixed monthly fee or a setup fee?
- Is VAT added on top of the fee?
- How often do you receive a report and what does it show?
After that, ask for a free consultation and see the package details on the Short Stays page.
