What is an Airbnb Superhost and why does it matter for owners?

Superhost is Airbnb’s recognition for high-performing hosts. Here is what it requires, why it matters and how a property manager helps.

What a Superhost is

Superhost is a status Airbnb gives to hosts who meet certain performance criteria. It is assessed every three months and shown as a badge on the listing.

Airbnb’s criteria

According to the criteria Airbnb publishes, a host must meet all four conditions at the same time, measured over the past 12 months:

  • An overall rating of 4.8 or higher.
  • A response rate of 90% or more within 24 hours.
  • A host-initiated cancellation rate below 1% (with exceptions for valid circumstances).
  • 10 stays, or 3 reservations totalling 100+ nights.

The criteria can change, so always check Airbnb’s official page for the current rules.

Why it matters for owners

The Superhost badge helps guests trust a listing, especially when they are choosing between many apartments in Prishtina. Behind it sits something concrete: fast replies, regular cleaning and an accurate calendar.

How a property manager helps

  • Fast replies: answering guests throughout the day keeps the response rate high.
  • Good ratings: cleaning and quality checks after each stay directly affect the rating.
  • No cancellations: a well-managed calendar prevents overlaps and cancellations.
